If you’re looking to buy property in Cape May County, NJ, there are a few rental and real estate hot spots which are definitely worth checking out. Forget glitzy Atlantic City – the underappreciated areas of Strathmere and Sea Isle City are home to many a shore realty opportunity. Both are seaside towns which rely heavily on tourist income, and offer lots in the way of capital appreciation and rental income.

Strathmere has a year-round population of less than three hundred people, but that doesn’t make a bit of difference to its potential. Despite its normally small size, the town balloons during the peak summer period, filling up with tourists and families.

Such demand means that realty prices are often quite high: a large multistory family estate can fetch up to $2 million. There are, of course, many cheaper options, including condominium lots and smaller houses that can still bring in hefty rentals during the peak season.

Rental is the primary source of income to be considered by investors in Strathmere, but capital gains should not be overlooked. The town is still relatively undeveloped compared to other New Jersey tourist spots, and there are many good deals to be found in the repossessed and “distressed seller” market.

As the town consolidates its reputation as beachside idyll, base prices of land are sure to increase, further adding to the potential that realty in this area possesses.

Sea Isle City is more expensive on the whole than Strathmere, being a more established tourist resort than its more secluded cousin. Like in Strathmere, a host of options are available to the buyer – in particular, medium-size houses cost about $800 thousand and can be rented out to multiple families at once.

Demand for holiday properties is high, but there is lots of competition in the market, so waterfront properties in close proximity to conveniences should be given preference.

At the moment, both spots are ripe for bargains and are predicted to have solid growth in the future as demand for shore homes constantly grows. These are two hot spots on the NJ shore that shouldn’t be ignored.
